I would look at the legal jurisdictions involved here, particularly where you live, and where the investing entities that control these properties are founded, and see if they are properly registered and following the law. If the problem is #1, though, then there are two further possibilities:
1a. The investments are not producing cash flow, and will eventually be liquidated, and you will get some portion of your money back from that.
1b. The investments are not producing cash flow, and were leveraged, and after paying the lenders back you will get nothing back.
