I'm 40, just bought my forever home 2 years ago , got wife + 2 kids 9 and 7. I plan to be in this home for at least the next 15 years.

Here's what I suggest - Get your forever home, you'll be happy you did. It brings extreme joy to have a home you know you'll be in for a very long time. You get to garden and fix things up knowing you'll enjoy them and be proud of what you live in. I bought my home and immediately took out a 0% interest synchrony bank loan and got a new roof and new HVAC (only works for home renovations if you own the home and have a history of home ownership). But I know it's worth it because it'll protect my house and my family (also the roof was shit and HVAC was like 30+ years old)

But just do the 20% down payment. At 7-8% interest on the mortgage, I'm sure you'll have opportunity to be able to refinance down the line at a lower %, but even at 7-8%, on a long enough time horizon, bitcoin is going to crush that 7% interest rate.

Basically - do you want a guaranteed return of 7%, or do you want what bitcoin offers? With inflation and the USA debt the way things are, I'm going with bitcoin. I did the 20% down and I don't have enough BTC to pay off my mortgage entirely but I could certainly pay down a huge chunk. In the past 2 years I'm certainly glad I kept my money and energy in bitcoin. And I'm willing to bet that in 5 years, I'll be really glad I kept the bitcoin.
