I have 2 rentals and just getting the 3rd up and going.
I rent to people I know well and trust. I haven't raised rent yet and have been doing this 3 or 4 years.
I like the monthly cashflow. I still work and my deals are mostly cash so I am not stressed out by a mortgage payment.
From my limited experience the confidence that I will be paid monthly, tenants take care of my property, and I am not having people move in and out is worth it to me as long as I am making ok money and progressing toward financial independence.
