My view on real estate investing is you build equity in 3 ways. First, form direct rental profit, which is usually the lowest, second is someone paying your mortgage, and third is appreciation.
I can cover repair cost and have a lot of great sub-contractors who have done work for me.
I struggle with the 1% rule on single family homes. In my market $450k is a tear down and but rent on a 3/2 is $3500. A livable 3/2 will cost $550k+. Even before the rush the 1% didn’t seem to hold up. At least not in the first 5 years.
Also, in my experience when I rent toward the higher end of the rent range I get more head aches. When in 5-10% below I get a lot of applicants to choose from and can get picky.
