What buffer does renting give you for things that MIGHT HAPPEN that buying a house does not? Unless you are month to month, which is usually more expensive, you are locked in a lease and can't just up and move without a penalty for breaking the lease. With a house you have options to re-finance, sell, HELOC, rent your house. Yes there may be a 5 year window of some risk immediately after you buy where you could go underwater, but if you are that scared of a 5 year window then I guess buying is not for you.
