I see a lot of people suggesting REITs over Fundrise, which I think is a big mistake in understanding.
Public REITs follow the stock market very closely and are greatly affected by market crashes. The REIT ETF, VNQ, crashed 40% during the initial pandemic before slowly recovering. Every REIT is legally required to sell assets at a loss if their investments drop. This leads to a dangerous fire sale.
Fundrise is basically a closed REIT and has less risk to crashes. During the pandemic, it didn't even fall 5% because it's less liquid. It wasn't forced to fire-sell its retail assets.
If you want something that trades like and follows the stock market, use a public REIT. If you want diversity and something more similar to holding actual real estate, use Fundrise.
