Do you have a source for your claim that people who own their homes are doing better than *ever*? Any source for your claim that they have a “ton of extra money”?

Your idea of buying in 2012 and refinancing in 2021 brings me to my next point. Those who bought pre-covid mostly at 4-6% interest rates were able to be helped by sub-3% rates when times got tight.

What happens to those who perhaps stretched themselves too thin with a 2.5% rate? Ain’t no refinancing for less than that, so how can the Fed help them?
