Short short version.

Toys R Us owned most of the land and buildings that their stores were in. They were generally profitable and publicly traded.

Venture capital company buys Toys R Us as a leveraged buyout. They bought the company whole cloth, but using Toys R Us as the collateral for most of the loan. They then started a series of "cost savings" measures like reducing staffing and spinning off the real estate ownings of the business as a separate entity. Then they had the stores pay rent to the real estate branch that just happened to be a totally different and unrelated company, but surprisingly owned by the venture capitalists. Then as budgets got tight the venture capitalist owners went for bigger loans against the company itself to pay... itself for other services and eventually ended up with significantly more debt than value and went into bankruptcy. They made sure that their C-Suite got premiere placement in repayment and their staff wasn't.
